They don't build many new trailer parks, and REITs have bought many of the existing ones and increased the lot rents. The trailers tend to be worth little even if in good condition because they almost become hostages of the park who sets the lot rent. There probably isn't any other park near by that's much cheaper because there likely haven't been any built in the area in decades, and zoning and permitting never gets any easier so every day it becomes more expensive to buy your own piece of land that you are allowed to put it on.
