No I havenāt given your real estate knowledge much thought but if you want my opinion you seem like the kinda guy who listens to Dave Ramsey in his Toyota Tundra and goes to time share/investor presentations.

7.7% jesus..did you buy points? ask if you can if you didn't already...1% of the loan buys you .25% off your interest rate...you can usually buy 2 or 3 points. So each point is gonna cost you 2k but it's worth buying at least a couple (and you can usually add that 2k/4k onto the mortgage anyway...2 points will bring it down 1/2 a percent for 4k out of pocket, but over time will save you thousands in interest payments. -

Being a new age Boomer aināt so bad. I have a gamer chair in my office and it really helps with my osteoarthritis. If you donāt have the DX Racer Master youāre really missing out on superior lumbar support. I also have a framed drawing of our house. Itās just what grown folks are doing these days. -

Srsly though the last chair I bought from Amazon was absolute shit. I donāt know what chairs you were sitting in but I really do love the one I have. It is surprisingly the best āoffice chairā Iāve ever had. It does not have the super plush cushion so when you first sit it feels strange but better for extended periods. -
