    tear it out, get creative and get some river rocks and smaller rocks to fill in and design a rock garden with trees to plant. lawn waste water resources. reduce your water intake and use it on the plants and trees and evergreens.
    
    plant a bunch of roses and create a board walk to walk around using boards as walk planks and plant different species of roses and other perennials. you only need to give them a good watering just before dusk once a week or even every 10 days except when there is a heat wave then every other night until the heatwave goes away.
    
    lawns also promote insect and pest invasions

    The small-time investors...such as pension funds are the ones who lose out on the money while the 'big fish' who know full well the loan is going to fail still make a profit when they sell it.
