I've learned the hard way to never fix peoples shit. And never build on someones property. I know 2 guys that divorced and didn't get shit because they built houses on the gals parents property. -

He has a slope. I mean, before I saw that basement which is huge and finished off, The first thought I had was to bore into the slope and make a cool ass Bat-Cave and storage. but he could cut it back and put a retaining wall on it and get a larger yard out of it.
But I would be focused on doing some cool ass shit to that finished basement.

Want to entertain bros to bring wives over to hang out with wifey, Build a personal theater to watch football games on or basketball and have a full bar, pool tables, pinball machines, classic arcade, etc etc.
and there seems to be two of them. thats an entire apartment right there.

It's heartwarming to see Fona go from Living in Mom's basement to meeting MILF and having shared digs, to "OMG wut the fuck did I do" and moving out, to get some overpriced tool shed apartment to meeting her and now half-owner of a real house. starter house for him is usually a second/third house for mid-age couples.
Nice going Fona. makes me want to push harder on getting my cabin house going.
