It's my favorite because it reminds me of a movie i watched as a kid called Cool World…

California is 0.7% in High desert counties like lassen.
Extremely low land tax. They're bohemian counties that as long as you own an acre or more, you only need a septic tank to build on. You have to do a perk test which means perculate to see if ground water bubbles up. It won't but if it does you wait till June or july when things dry out. Then redo.
Then you put in a septic which starting is around 6-7k
You have to eventually have water so either a water tank like 500 gallons or more and have water shipped in to fill which is like 200 a fill or build a well which is probably 65 dollars per foot. 120 feet is a usual depth. But could be 220 in some areas.
So 7-15k for a well
You have to keep up on tax payments because in 3 years a lein can be placed on property, and if undeveloped, there are tricks to pay off back taxes and get the property deed transfered. Kind of a squabble rights almost like squatter rights but permanent. Happens a lot with property reclaimers. shitloads of realitor will write in a clause for back tax to retake ownership are first offered to them before it goes on a public action.
You the owner are given first option. You die the next of kin, children, parent then sibling and then to real estate broker or agent then public auction. But only if you own it outright, otherwise loaner for deed.
This is why I laughed at cheap real estate or land in Midwest. Illinois is 4% land tax or just under, most are 2.2 percent in Midwest.
Western usa is 0.7 to 1.2 on average. Oregon has 0 purchase tax but high land tax of like 2 percent. And when land increases in assessment. Your payments will double, or triple easily for land tax.
Also gasoline is 1 dollar cheaper a gallon in Cal-Nev than it is in Bay Area or Sacramento.
Makes 0 sense since the refineries are in the bay area and they have to truck that shit 200 miles to nowhere gas stations.
Maybe it's the rent in the bay area. -

There was one movie that I loved that i couldn't remember what it was called and it literally lingered in my subconscious was years ...
Then recently*tokez* I discovered this guy on YouTube who reviews movies..and he was reviewing all these old flicks and in those flicks was the movie I've been searching for since a kid...
And it's called "The Monsters Club"... the feeling that came over me when i found out that name.. indescribable ❤️ -
